  #1 Clean & Eliminate Clutter
        Maybe the hardest rule for most, as we love our clutter.  We love
        our memories, sports, hobbies, toys, and pictures,  but it  
        doesn't sell our homes!!   We need to "SELL OUR SPACE".
        Really "clean & clean again"  Especially mold & mildew!!
  #2 Fix everything before you put your home on the market.
  #3 Stay Neutral to encourage & allow your potential buyers walking
       through your home to imagine themselves living in the home as
       the Owners.  Neutral colors sell!
  #4 De-personalize your home by "removing" all personal items. 
       Buyers need to imagine themselves in your home.
     The Living Room had three
      comfortable, but large leather
      pieces, plus a beautiful table
     The fireplace & custom mantel
      are the focal point of this 20x20
      entertainment and leisure area.
      Notice that the "focal point" is
      completely obstructed & not
      really noticeable.
      The custom shelves are too
      busy.  The clock is nice, but
      probably too "small" for the
                                                           Living  Room  After
              The Living Room is now showing the "space you have to
               sell & the fireplace & mantel are now the "focal point" of
               of the room.
               The way we live is not always the way we should sell our 
               home.  Staging is somewhat like making your home look 
               like a model.
